An open house is a great way to drive traffic to your listing and to spark interest with potential buyers. However, preparing for an open house can be stressful and although they are often successful, you must properly prepare for them.

The first thing you need to do to get ready for an open house is to declutter and depersonalize the home. You should move as much stuff as you can out of the home, especially storage spaces such as closets. It is important that potential buyers see a “blank space” so they can envision their own things within the home. Make sure to clear off all surfaces such as tables and counters, and remove personal photographs from the walls which can make people feel as if they are intruding.

Curb Appeal

The exterior is just as important as the interior: many buyers will make a gut decision when they drive up to your home so caring for the outside is vital.  You should be keeping the lawn manicured, adding in some greenery, and making sure the home has a fresh coat of paint. If your home has loose shingles or cracked sidewalks, take care of it before the open house.


Advertising your open house is just as important as making sure your home is clean and inviting: if people don’t know you are having an open house, it won’t help you make progress on the sale of your home! Post signs and advertisements in your neighborhood and in front of your home. Ask neighbors to spread the word as well if they have friends that are searching. You can also take out advertisements in the local newspaper and advertise online.
