One-Story vs. Two-Story Home: Which is Best for You?

Whether you’re buying a home or building it from scratch, a common question that many potential homeowners ask themselves is this: should I have a one-story or two-story home? Here we break down the pros and cons of each to help you better decide which type of home is right for you:

One-Story Home

Pros

  • One-story homes are simple to design both architecturally and structurally.
  • It’s simple to maintain since everything is on the same level.
  • They’re easy to evacuate in case of an emergency, such as a fire or an earthquake.
  • One-story homes are generally safer for the elderly or people with disabilities as they don’t have to worry about getting up and down a flight of stairs.
  • You’ll have more living space per square foot.

Cons

  • They’re generally more expensive due to having more square footage. The plumbing and HVAC systems also need to stretch the length of the house, causing them to be bigger and thus more expensive.
  • There’s less privacy from the outside world, causing you to feel more exposed.
  • Resale value is typically lower since two-story homes are of higher demand among families. However, with baby boomers retiring there may be a new surge of interest in the coming years.

Two-Story Home

Pros

  • Less expensive since they have less square footage. You also don’t have to make your plumbing and HVAC systems go through the entire house.
  • They’re more fuel efficient as there are fewer areas that are exposed to the outside.
  • There’s more privacy since the upstairs is closed off from the outside world.
  • There are more design options, allowing you greater variety throughout your home.
  • You’ll have more outdoor space since two-story homes take up less square footage than one-story homes.

Cons

  • Stairs are the major problem that two-story homes have. They’re not only a safety concern, but they also eat up square footage.
  • While two-story homes have more design variety, one thing you don’t have flexibility in is ceiling and attic height.
  • It’ll be costlier to heat and cool your home as your upstairs will be warmer and your downstairs cooler.
